    There is probably other shit going on too. Like products are released in "looser" suburbs as "trial balloons". Or already poorly performing products are "dumped" in such neighbourhoods. So it is part-driven by fashion. Land developers are aware of this. The adverts are often: "Oh look, shiny new suburb", come buy in this estate. They create the estates [usually in very small lots] because the land is cheap and low value, in both empirical [access to services, lifestyle and so on] and "fashion" terms. Because they are high density, low land area, the voting power of individual is concentrated in a small area, so even if the candidate wins, the party that most represents their interests will lose.
    Just stick to the idea that science tests falsifiable hypotheses to destruction.
